The call that still stays with me

A few years ago a woman called about her mother’s house. Her mother had passed. The estate hadn’t been settled. There were back taxes. The house hadn’t been touched in two years, with the contents, the furniture, everything still inside. She had already called three other buyers. Two never called back after the walkthrough. The third came in with an insulting number and told her to take it or leave it.

She called us as a last resort. She was apologizing on the phone for how the house looked. We bought the house as-is. At the closing table she said she felt like she could finally breathe again.

I think about that call a lot. Not because it was unusual. It wasn’t. But it’s exactly the kind of situation most buyers in this market use as leverage: someone exhausted, overwhelmed, and running out of options. That’s not how I want to operate. And it’s not how I do operate.

I’ve spent more than three decades acquiring and managing Central Florida real estate. That includes the 2008 crash, when I picked up a property for next to nothing and learned more from that one deal than from years of normal markets. For much of my career, my team priced properties for professional buyers, work where the numbers had to hold up under someone else’s scrutiny. As a seller, that discipline is what you get: two real numbers, calculated conservatively, explained in plain English.

A lot of “we buy houses” outfits never buy anything. They tie your house up with a contract, then go shopping for the real buyer. We are the real buyer. I started our property-management company because I couldn’t find one I trusted, so I built my own. Sixteen years on, nothing about a house scares us off: tenants in place, repairs half-finished, a closing that has to land on a specific date. Managing property is what we do the other six days of the week.

The family rule

Ours is growth with discipline, and it works in your favor. We don’t chase deals that only work if everything goes perfectly, and I won’t win your signature with a big number that shrinks before closing. I’d rather show you an honest offer you can plan your life around. Take your time with it. There’s no pressure here, and the door stays open.

The honest thing I have to tell you

I can’t always offer what the open market would pay. A cash offer is fast and certain, but it reflects the house as it stands, repairs and all. If your house is in excellent shape and you have time, listing with an agent might net you more. I’ll tell you that when it’s true. I won’t pressure you. That’s not a sales line. It’s a standing policy. And if what you actually need isn’t a sale but a housing counselor, a probate attorney, or a nonprofit that helps people fight foreclosure, I’ll tell you that and point you there. Some situations call for advice before they call for a buyer. I’d rather send you in the right direction than close a deal that wasn’t right for you.
